Where our primary focus has been owning and operating property for the long-term, we are increasingly working on new construction deals, condo conversions, and historic tax credit redevelopments.

Some recent transactions include:

∙ Principal in permitting and development of 4 duplexes in Shrewsbury MA ($2.2mm construction costs).
∙ Permitted 36 apartment units in Leominster, where we are renovating the former Reed Toy Factory, into market rate apartments.
∙ Currently have 3 additional historic tax projects in process.
∙ $2.4mm acquisition and $4.5mm renovation of 105 units in Fall River, MA which I successfully repositioned and refinanced, with a non-recourse CMBS loan, on the take out.
∙ Cash acquisition of Briarwood Falls, a 55+ community in Connecticut, where we are building and selling out, 142 single family homes.

DAN BOTWINIK

An alumnus of The Roxbury Latin School and the University of Virginia, Mr. Botwinik began his career in strategy consulting for boutique firms in Boston, with a dual focus on profit improvement and due diligence for middle-market private equity transactions. His first multi-family purchase in 2005 awakened a passion for real estate, and he switched his full-time focus to acquisitions in 2007.

Mr. Botwinik founded Cougar Capital Management, Inc. a Property Management and Construction Management firm, to provide services to more than 500 apartments and commercial units in MA, RI, CT, NH, and ME that he has acquired personally and through syndications.

In Massachusetts Mr. Botwinik holds an Unrestricted Construction Supervisor License. He is a registered Home Improvement Contractor, a Moderate Risk Deleader, a licensed Real Estate Broker, and an active member of Habitat for Humanity. In his spare time, Mr. Botwinik tutors local GMAT students for Manhattan Review.

JUAN HEREDIA

Since joining the company in 2010 as a property manager for the Salem region, Juan has contributed to the success of the organization by maximizing revenue, cutting costs, and setting up procedures and high-quality standards for the personnel and tenants across the portfolio.

With a background in construction and business administration, Juan has been an integral part of organization’s activities across property management, acquisitions, land development, and remodeling of existing buildings.

Juan is responsible for overseeing the Accounting, Property Management and Construction divisions of CCM.
